This will give you an idea of how much you can sell for. You agent may also ask you to list your home for a little bit higher than the CMA’s guidelines, in order to leave room for negotiations. Buyers will most likely make a counter offer to your listing price, so you should consider this when deciding.

Getting Your Home Ready for Showing

Once you have settled on a good listing price, it is time to get your home ready for viewing by potential buyers. If you have already moved out of your home, it will not be difficult for you to clean the rooms and take care of any renovations that need to be done. If you are still living in your home, a few arrangements will need to be made before you can get your home ready to sell.

Minimize the appearance of your personal belongings and try putting them into storage units away from the home. Only keep around the things that you must have on hand such as clothing, food, pots and pans and furnishings for example. When your agent stops by to take photos of the house, make it look presentable by having the front lawn manicured and all hedges or shrubs trimmed. If you are selling during the spring or summer months, you may want to add some colorful flowers to the front lawn to give the property more curb appeal.

The inside of the home needs to contain as few personal items as possible. When a buyer views the photos online, or when they stop by for a home showing, they will want to imagine themselves living there. So family photos and personal mementos should be put away so that there will be less distraction.

Remember that every home sale is different and it may take longer than you had expected to finalize the sale and move on to your new place of residence. Your realtor should be able to provide you with an estimated time frame to go by based on the current sales market in the Charleston County area.
