Selling a property is very exciting and stressful at the same time. Your Realtor most likely prepared you not to be present when a buyer is viewing your property with their agent. Sometimes buyers take it upon themselves to approach the seller directly. Sometimes sellers let the buyers inside to view the home. If you, as a Seller, happen to be present during a showing there are a few things you should never discuss or mention to a buyer or their agent.

  • Why you are selling
  • Present sales price or discussing any negotiation of pricing
  • Length of time home has been on market
  • Things that may be wrong with the home
  • How many offers you have receive
  • Closing timeframe
  • Anything about the neighbors or community
  • Don’t negotiate any furniture
  • Any information on where you are moving to

As a police officer would say, anything you say can and will be used against you except to negotiate. Buyers love to have leverage. They love to make deals. Those deals are not always in the sellers best interest, so allow your agent to negotiate on your behalf. The Realtor will make sure to get everything in writing. This is very important to ensure all agreements are written and signed both parties and taken care of before the close of the transaction. Remember, your Realtor will make sure to protect you.
